Why you need a survey

Your mortgage lender will require you to have a valuation report but this is designed to protect your lender and not you, even though you pay for it.

A valuation report does not examine the condition of the property and it’s not intended to help you as the buyer, you may not even see it.

To fully understand the property you are buying you need an independent Home Buyers Survey.

The Home Buyers Survey gives you details about the property, as well as indications of possible future repairs or maintenance that may be required.

Combining a clear, easy to understand format with a great depth of information, a Home Buyers Survey provides just what you need to make the big decisions about your new home.

We can add a valuation to your Home Buyers Survey report if this is something you require.

What our survey includes

Our surveys are delivered by email within 2 working days of the inspection.

Each survey will explain any problems found in clear, jargon free language with plenty of photos.

Our standard Level 2 Home Buyers Survey includes information on the condition of the building, any alterations that have been made to the property, the local area and any relevant environmental factors.

We can also offer Level 1 and Level 3 surveys if this is something you would prefer.

We are always happy to talk through which survey you think is right for you and answer any questions you may have.

If you would like to understand more about the detail and format of our Home Buyers Survey report, please get in touch and we’ll send you an example to give you an idea of what to expect from our service.

Other services we offer

Specialist survey reports.

Whilst you may not require a home buyers survey on a new property, perhaps you have a concern with your existing home, for example damp, cracking, or a roofing issue and require a specialist survey report addressing this particular area. Contact us and we can discuss your specific requirements.

Buying a new build property? Whilst it is less common to have a Home Buyers Survey on a new build property, it can be very helpful to have an independent report on the condition of the building, known as a Snagging Report. This will help you ensure that the works completed meet the standard that the builder has agreed.
